I had a call from my friend who is a private landlord (away on holiday). Having been unable to sell her property, she decided to rent it out. It was a nice 2 bedroom bungalow in a quite cul-de-sac in a nice area so she found a tenant easily. The tenant wanted a long term let as her children were going to the local primary school then secondary school. Any landlords dream tenant.
When my friend called me she said that she had received reports from her old neighbours that the tenant was keeping a pony on the front lawn, could I go and have a look and sort it out? I found this hard to believe as the front lawn was only approx: 3 meters square.
The property was local to me so I got ready and headed over.
Turns out the pony was a little shetland pony no bigger than a great dane dog. It was being sold the next day and would be kept in the back garden and out of harms way and view overnight.
Even though this situation was innocent enough and no harm was done, there are instances of tenants keeping livestock/animals in front or back gardens.
Most tenancy agreement state that pets and birds are not allowed inside the property but many do not have a clause for animals, birds, livestock, pets being kept outside of the property.
In this scenario, a small pony was involved but you could be in a situation where your tenants is keeping dogs, pigeons and even in some cases chickens and ducks outside without your prior consent or knowledge.
A word advice from one landlord to another. If your property has a front or back garden please ensure that your tenancy agreement outlines clearly what animals or birds you will or will not allow in or outside the property and that you get a written request from your tenant before they buy and animal and have it on your property.
You don’t want a situation where your tenant has a horse or pony in your garden and no NOT ALLOWED clause in your contract as this may cause a lot of problems not only to your property but also with your neighbours.
Can you imagine how you would feel if 1 month into a 6 month contract your tenant bought and housed (kennel/run) the animal outside and it barked/howled all night and the neighbours were contacting YOU to sort it out? It is a headache that as landlord you just don’t need.

Are Your Pets In Need of A Chigger Treatment?
I have been searching of the ultimate chigger treatment for a long long time. I have ve been the victim of so many chigger attacks I feel like I must have “chigger bait” written on me somewhere and those silly chiggers can read.
I learned after many years of sad experience, that dogs and cats carry chiggers pretty much like a mother possom carries her young. That is fastened to them anywhere they can hang on. I had never given a thought to pets being a carrier of misery.
Is it any wonder everytime a body pets or holds or hugs their pets after the pet has been outside for a romp they might have an attack of chiggers. All this while they just know they have not been out in the grass or in the woods.
“Where in the world did those chiggers come from?” Now you know. Do not pet your pet if they have been out beating the bush where chiggers live.
If you want a really good dose of chiggers just park yourself where your pet has been roosting after being outside.
It is necessary to perform a chigger extermination on your pet before you let them back in the house. There are some oils you can apply to your pet to help deter chiggers from hitching a ride on them. Or you can bath them with pretty hot, soapy water if you desire.
(I do not recommned flea collers and such for your pets. They carry deadly toxins and you are exposing your pets and their health to these toxins. If you truly love your pet, find something natural to indoctrinate them.)
If you have been doing this thing, letting your pets back in the house and you are getting chigger bites the best advice I can offer is move out of the house.
Actually, after you have decided on how to handle the pet issue you may need to clear up the chigger problem in the house.
Wash all of your exposed linen in really hot water with good soap and water and a shot of bleach. And dry on high heat. And I do mean anything exposed to your pets.
Did I mention you should also wash your contaminated clothing the same way? No? Do I really need to?
As for upholstery, I would suggest some kind of steam cleaning for upholstered furniture and the carpets.
I know how you feel. Been there and done that. I feel your pain and frustration of trying to find a chigger treatment that works, much less a natural chigger treatment that works. So it is my desire to pass on the benefit of my experience. Use it and pass it on if it is useful to you.

If you have never been to Disney World, or haven’t been for 20 years, then go ahead and spend a day or two at Animal Kingdom. Check the schedule for the shows — bird show, etc – as these are as good as or better then the “rides”. You will either be staying in the Animal Kingdom Lodge ($200+ per night & up) or you don’t mind paying for a full day of Disney, but this means you’ll leave after a few hours when the babies get tired and cranky. That is the ONLY reason I’d urge you to choose Disney: if you have been to Disney before, or will be able to bring your children to Florida again when they are older (like 8 & 10), then let Disney wait.
Busch Gardens will be less exhausting for younger children and will save you tons of money as well. Not only is BG admission cheaper, but prices for food and gift items are wonderfully lower than at WDW. There are hotels in easy walking distance to the park (there are auxillary pedestrian entrances as well as the main entrance), but some of these hotels are surely not the Marriot… however the prices are very reasonalbe and the convenience can’t be beat.
The park itself is a lot like a large modern zoo, the kind where animals have big islands to roam on instead of being confined to little cages. Of course, there are roller coasters and other rides among these exhibits. There is a ‘kiddie land’ with nothing but rides for the very young, but there are also carosels, bumper cars, sky rides, and so on scattered throughout the park. Just as at Disney, get a schedule of shows, especially the animal shows.
So, BG is a better choice for the children, who are really too young to appreciate Disney OR to handle a full day of “The Disney Experience”.
Exception: if for the adults this is a rare opportunity to do WDW, go for it; there is nothing else like it, and you should do it once in your lifetime. Another exception: if you have the money to stay WDW hotel right next to the park (so everybody can nap), or if don’t mind leaving Disney after a few hours, give your kids the treat.
If you are one adult and two small children, you are going to have problems getting the group onto some rides. Think about it. Two to a seat. Are you going to let them go by themselves? Some rides don’t allow children that young to ride by themselves. You can’t go with them one at a time; who will watch the waiting child? So you might want another adult, even if you have to hire a guide or nanny for the day. This applies to BG and WDW both.

With more than 500,000 elementary and middle school students having already been given the opportunity to interact with pets on a daily basis in their classroom, the Pet Care Trust board has announced a new goal for its Pets in the Classroom Grant Program: Within the next five years, Pets in the Classroom will introduce 5 million children in 100,000 classrooms to pets and the benefits they provide.
The new goal for this teacher grant program comes after the much quicker-than-anticipated growth of the program in the last couple of years:
The Trust Board set a long-term goal of reaching 1 million kids by providing 30,000 Pets in the Classroom grants, said Pet Care Trust executive director Steve King. We have reached the half-way point to this goal far sooner than any of us thought possible. It really is a remarkable achievement thanks to the Boards foresight and the support of so many pet retailers and suppliers.
While the growth of the program began slowly, providing 3,200 grants in the 2010-2011 school year, the addition of Pets in the Classroom grants through Petsmart and Petco, along with rebate grants supported by independent pet stores, resulted in an increase to over 6,000 grants for the 2011-12 school year. Also, in the beginning of 2012, the program expanded to include 7th and 8th grade classrooms, while in previous years the grants had only been available to pre-k – 6th grade teachers. This expansion to include middle school classrooms increased the number of students impacted by the grants, making the overall average of students impacted over 50 students per classroom. Then, in preparation for the 2012-13 school year, the Trust added additional programs through Pet Supermarket and Carolina Biological Supply. The response from teachers in the first two months of this new school year has been overwhelming. More than 6,800 grants have been issued since August 1, bringing the total to 15,500 grants since the programs inception.
The Pets in the Classroom program benefits students by teaching them responsible, long-term pet care at an early age and providing the psychological and developmental benefits associated with the human-animal bond. Studies have shown that caring for pets has a positive effect on children, improving school attendance and teaching children responsibility, as well as encouraging nurturing and building self esteem.
